Rental Contract

This is a month to month rental agreement. The terms of this tenancy shall commence on the rental agreement date and shall continue thereafter on a monthly basis. RENT IS PAYABLE IN ADVANCE and entitles the tenant to the use of specific cold storage by as assigned to them. Rent will be pro-rated to the day of rental to pay the number of days left in the month. RENT IS DUE THE FIRST DAY OF EACH MONTH thereafter. An amount equal to the monthly rent for the unit is paid along with the pro-rated rent. The deposit is held by All Purpose Storage until notice is give by the tenant of his/her intention to vacate the until at the end of the next month. 30 days notice must be given. When NOTICE IS GIVEN OF THE FIRST DAY OF THE LAST MONTH THE USER INTENDS TO RENT THE UNIT, All Purpose Storage will use the deposit on hold to pay the last months rent.
Failure to pay rent upon the first day or the month or before; will result in a $15.00 late fee charge. An additional $15.00 will be assessed evert 15 days. If rent is not received before the end of the month, you will be locked out of your unit. If the rent remains overdue for a period of 60 days, your lock will be removed and your good sold to recover the amount outstanding on your account, including late fees, administration fees and costs. Add NSF Fees $20.00 IT IS THE RIGHT OF ALL PURPOSE STORAGE TO SEIZE AND SELL GOODS LEFT IN STORAGE for more than 60 days for non-payment of rent. Proceeds of the sale of goods will be used to satisfy the unpaid account and all associated fees.
The tenant promises to pay All Purpose Storage rent on a regular basis.
The tenant promises he / she will not carry on any activities deemed a nuisance on the premises. The storage space is not to be used as a residence or for the operation of a business or any unlawful purpose. The tenant will leave the premises in good repair, reasonable wear & tear; damage by fire, lighting, wind only expected. All purpose storage will maintain insurance on the building ONLY. THE TENANT WILL BE RESPONSIBLE FOR INSURANCE COVERAGE ON THE CONTENTS of their own storage bay. All Purpose Storage is NOT responsible to any damage, under any circumstances to a tenants’ contents while in the storage facility. All Purpose Storage is not the bailee of the customers property.
Dangerous goods can not be stored at the facility. This includes explosives, fireworks, ammunition, corrosives, toxic or hazardous material or waste, controlled substances and any dangerous health risk items or living dead animals or organism.
It is also agreed that the terms All Purpose Storage and tenant herein shall include the successors, executors and administrators and assigns of the each of them, and that the singular number in agreement, if the context or parties so require, shall be construed to mean the plural , or the masculine, the feminine or an incorporated company, and if there be more than one lessor or tenant, covenants and provisions herein contained shall be construed as being several as well as joint.
